Picton Hillside Home: Warm, Light and Powered by the Sun

Perched on a steep, bush‑covered site above Picton, this home was designed and built to feel calm, warm and effortless to live in without the usual Marlborough power bills. The brief was clear: a comfortable, energy‑efficient home that worked with the site and the sunshine, not against it.

Building for comfort and performance

From the first concepts, the focus was on creating a building envelope that holds warmth in winter, stays cool in summer, and manages moisture and fresh air properly.

  • Formance SIP panels provide a highly insulated, airtight structure, reducing heat loss and creating a very stable indoor environment.

  • Intello intelligent building wrap adds a smart vapour control layer, helping manage moisture in the walls and protecting the structure over the long term.

  • Terra Lana wool insulation was used to further boost performance, using natural New Zealand wool to create a warm, quiet home.

  • A Stiebel mechanical ventilation system quietly brings in fresh, filtered air and recovers heat from the outgoing air. This constant, balanced ventilation helps keep the home dry, healthy and free from condensation on windows and cold spots.

Together, these elements mean the house does far more with every bit of energy it uses.

Windows, flooring and interior comfort

Every interior choice was made with both durability and everyday comfort in mind.

  • High‑performance Starke windows and doors provide excellent thermal performance and airtightness, while framing the bush and harbour views.

  • Forte engineered timber flooring brings warmth and texture to the main living areas, standing up well to daily life while adding to the overall feeling of quality.

  • An Ethos high‑efficiency fire provides a cosy focal point on winter evenings, but is rarely needed thanks to the performance of the building envelope.

Even the kitchen was planned with efficiency in mind, using a recirculating rangehood to maintain the airtightness of the home while still managing cooking moisture and odours.

Using the Marlborough sunshine

The home is set up to make the most of the region’s generous sunshine hours:

  • Orientation, glazing and shading work together so the sun can warm the home in winter and be controlled in summer.

  • A rooftop solar array turns that sunlight into clean electricity, offsetting the home’s power use and dramatically reducing the monthly bill.

For these owners, that combination of envelope performance and solar means their power costs have dropped to almost just the connection fee, with virtually no spend on heating or cooling.
